Homebuyer education

Certified housing counselors will educate you on the benefits and challenges of home ownership. You’ll learn about the costs and responsibilities involved in maintaining your home and determine if you are ready for the commitment of owning your own home.

We will guide you on how to:

Identify your housing needs

Analyze your credit

Save for a down payment

Determine your budget 

Maintain your property

Pre-purchase counseling

A HUD-certified counselor will help you review your finances to determine if you can qualify to purchase a home and review your financial obligations. Your counselor will periodically follow up to ensure that your payments are up to date and is available to assist in the event of financial difficulties.

Your counselor will help you:

Analyze your income, expenses and debt-carrying abilities

Assess your readiness to purchase a home

Assist eligible clients in qualifying for and obtaining available grants towards a down payment

Mortgage counseling

We provide one-on-one counseling to clients ready for the responsibility of home ownership. You’ll discover how to effectively manage your finances, thereby avoiding defaults on your mortgage obligations.

The mortgage counselor can help:

Determine the most appropriate loan product based on your individual circumstances

Present your credit history on mortgage applications and related documents

Advocate for you with bank loan representatives throughout the loan process

Offer assistance in removing banks’ objections if your mortgage application was denied

Foreclosure counseling

Our counselors advocate for clients facing the threat of foreclosure. We’ll help you develop a feasible plan of action, budget realistically, help you secure a loan modification, and thereby prevent foreclosure. 

Supportive counselors will:

Advocate to get the best possible payment terms for your individual circumstance

Follow up to ensure that your trial modification payments are being made

Attempt to obtain a permanent loan modification

Affordable housing

We help seniors and low-income tenants obtain available programs and subsidies. We analyze your finances and help with the necessary paperwork so you can obtain essential housing support.

Our multilingual staff will help you:

Determine if you are eligible for subsidized housing

Apply for government assistance

Assist with Section 8 annual recertification

Secure grants that provide low-interest home improvement loans

Identify homeownership opportunities for low- and moderate-income families

We’ve adopted the National Industry Standards for Homeownership Education & Counseling.

Counseling sessions are conducted one-on-one, 
within a private office setting to ensure client confidentiality.

Intake

Your counselor will provide financial training, determine which programs you qualify for, and help you apply for housing assistance.

Your counselor will help you secure documentation and create a realistic plan of action that fits with your monthly budget and income.

Congratulations! You’ve received the housing assistance you need. Your counselor will follow up to ensure that you are meeting your financial obligations.
